The market is slowly adjusting from the previous Sellers' domain to a much more balanced Seller - Buyer relationship.   Most areas of British Columbia, other than Vancouver city, are seeing the curve on price increases beginning to flatten, with the potential for optimistically priced listings to experience price decreases in order to attract the ever-savvy Buyer in today's market.  In 2011, an offer to purchase your next home "subject to the sale of your existing home" is the safest way to proceed if you are moving FROM Real Estate TO Real Estate.

On a positive note, a receding market actually benefits those moving to another home; your next purchase costs less but you must also be prepared to sell for less.  The benefit in this type of transaction accrues because the price differential is usually less by the same percentage, meaning less dollars are required to move up or down and less money has to be borrowed.

First time Buyers need to be aware that prices may be moderating and are encouraged to take the time needed to find comfort with your best selection and insure that prices are not changing too radically.  All Buyers and Sellers should be aware that HST is not applicable to pre-owned housing but HST is still charged on services rendered, like legal fees, building inspections and Real Estate sales commissions.  Read more  ...
